What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, an appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Challenging real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more square footage than you own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measuring service will ensure that you're paid a fair price for your property. Living space is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a previous appraisal or measurement service executed by an appraiser (after any updating that may have affected square footage).

Material for real estate professionals

To ensure that your client's home sells at a price that appropriately reflects market value, we suggest requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can see the layout and attributes of the home before and after a tour.
